Selection Criteria We support the Fair Housing Act, prohibiting discrimination based on race, religion, color, sex, national origin, handicap or family status. The following qualification standards will be required from every prospective resident.
-Credit history and or Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past 5 years.We require a higher security deposit when your FICO credit score is less than 650. We most likely decline your application when the score is below 600. Non-United States citizens will be required to pay an additional deposit.
-Applicants must have a combined gross income of at least three times the monthly rent. Self or nonemployed applicants may be required to show 2 years of tax returns or 1099.
-Criminal records must contain no convictions for misdemeanors for crimes involving violence, assault or battery, drugs, firearms; felonies within the past seven years and no sexual offenses.ever.
-Your rental history report must show timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no bad checks, and no damage to unit or failure to leave the property clean and without damage.
-Communities or owners may have limitations on the number of adults living in the home to prevent problems with car traffic and parking. Please contact us when more than 2 unrelated adults plan to apply for the lease.
-No pets (with the exception of medically necessary pets) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to the landlord and/or additional security deposit. Fees and deposits are waived for medically necessary pets with documentation.
-The property is “As Is “ unless a request for changes accompanies the application. Such a request for changes may lead to an increase in rent. You may be required to be approved by a condo- or homeowners association and additional fees, payable by you, may apply.
Procedure All applicants over the age of 18 and co-signatories must submit an application and a nonrefundable $85.00 application fee. A pet requires a $50 application fee. We require a photo ID (driver’s license or other government-issued photo ID card), a copy of your last 2 pay stubs
-We may receive multiple applications on the same property. If such is the case, we will process all applications It is our duty towards the owner to select the best applicant. which may not necessarily be the first application received. Should you not be the selected tenant but still pass screening as a prospective tenant you may consider and apply for other available properties that we may have, without payment of an additional application fee.
- We require the applicant to pay a holding fee equal to 1 month's rent within 24 hours after approval. This fee is not a security deposit. The fee is payable to RE/MAX Properties SW in cashiers check or money order. You are required to sign the lease promptly (within 72 hrs after receipt of the prepared lease). The holding fee shall be retained and forfeited as liquidated damages if you fail to sign the lease promptly, cancel the lease or fail to take possession on the commencement date of the lease (see refund policy). The holding fee shall be applied against the first month's rent upon taking possession of the property.
Holding fee refund policy:
The lease will be prepared by the LAW OFFICES OF HEIST, WEISSE & DAVIS, P.A. We are not allowed to make changes to the lease. (small changes may apply) You will also sign a tenant handbook.
- The security deposit is payable upon taking possession of the property. The deposit is payable to RE/MAX Properties SW Inc. -It can be paid online or by cashiers check/money order. Do not mingle this payment with other payments due. Keys will be furnished only after lease and other rental documents have been properly executed by all parties and only after applicable rent, fees, deposits and security deposits have been paid and all requirements of Landlord and/or Management have been met including but not limited to Applicant providing proof that all utilities have been placed in Applicant's name. This application is preliminary only, in no way implies that a particular rental unit shall be available and in no way obligates Landlord or Management to execute a lease or deliver possession of the proposed premises to the APPLICANT, even if approved. A move in date later than the 15th day of the month may require a pro rated rent payment of the first month's rent and a second month's rent payment upon move in.
