Showing policy non porfolio homes

Most agents do not show other agent's rental listings due to the relatively low compensation and the fact that after showing homes for a couple of hours the agent could end up with no compensation at all. I have waited many hours for prospective tenants who decided not to show up or canceled at the very last moment. Time is valuable, so I had to come up with a plan which should work for everybody.

  1. I will always show my own rental listings without any fee due.  With the exception of the prospect who has been previously a no show , late show or canceled less than 24 hours before the showing. 
  2. I will show other agents rental listings in the MLS upon receipt of a $100 refundable showing fee paid upfront. I will show up to five homes , when the prospective tenant secures a rental agreement on one of the homes shown, the showing fee will be fully refunded upon receipt of the commission. Should you not come to an agreement to rent one of these homes the showing fee is forfeited. If you need to see more homes than five there will be an additional $100 showing fee due.
    Your advantage is that you still will be able to view the homes in a couple of hours and do not need to set up time consuming appointments with multiple agents
