Do you charge annual renewal fees ?
We do charge an annual renewal fee but it is much less than what a traditional management company charges. It pays for us being able to assist you during the term of the renewal. It is a small premium for having us at your side during the new term.

Yes. Not allowing pets,however, reduces the market for your home. We have experience to assist you in determining if a pet should be allowed to stay on the property.
Who determines the rent?
We will assist you with determining a rent. We will provide you with the comparable for your area.
How do you advertise rental properties?
We primarily advertise your available properties on our website , the MLS, and online on multiple websites. We install a sign on your property if a standard sign is allowed by the association. Our solid reputation also creates a customer base looking for our rental listings. All advertising - unless other sources are requested by the owner - are of no additional allowed by the assist to you.

How do I know I'm getting a good tenant?
We use a very thorough screening process that complies with all state and federal laws . We screen the credit history, rental history , employment, criminal background , eviction and general reputation of the tenant.
What happens to the tenant's security deposit?
The security deposit is equal to the first month's rent. The security deposits held by the owner. Deposits, minus any money owed or damages noted on the move out inspection, are refunded to the tenant according to Florida Law.

Who is responsible for lawn care, pool care , and pest control?
You, as the owner, can determine this . It is preferable that the owner is responsible for the lawn care. Pool care and Inside pest control is most of the time the responsibility of the tenant . We have a list of vendors for any of these services to either you or the tenant.
Who is responsible for the utilities?
You, as the owner, can determine this but normally the tenant pays for the utilities. Depending on several factors about your property, there are various pros and cons to letting the renters pay the utilities.
Should you decide to have the tenant be responsible for any utilities, they will change the billing to be under their name and are required to pay the bill when due.
Who pays the property's recurring monthly bills?
You will pay your monthly bills so you have full control over your cost.
How will I receive my rent ?
The tenant pays you directly , either by check or direct deposit.
What if the Tenant does not pay the rent?
Our standard late collection procedure includes written notice, phone calls, and personal visits. We try to avoid legal intervention if possible, but if it becomes clear that the tenant is unable or unwilling to pay their rent, you will be contacted to discuss options for removing them from your property.
What is your eviction process, and who pays for it?
If necessary, we will assist you with an eviction process. There is a filing fee and an attorney fee.
What happens if there is an emergency?
Call us , we are available 24 hours a day 7 days a week for emergencies.
What happens if the tenant damages the property?
Tenants are responsible to pay for any damages caused to the property. Our experience with screening tenants identifies and reduces the risk of having a bad tenant rent your property.
